These terms govern the use of the Localex website and the information it publishes. By using the site you accept these terms. For any question, write to the contact address above.

2. Purpose

Localex is an informational database of holiday rental (vivienda vacacional) rules for the 88 municipalities of the Canary Islands. For each municipality it shows whether a new holiday rental can be registered and under which conditions, whether a moratorium is in place, which municipal, island, regional or state rules apply and what has changed recently, always with a link to the official source document. Using the site is free and needs no registration.

3. Nature of the information

Every answer from Localex, on this site and in the API, carries this notice:

We publish the rules a person has verified and, marked "Pending verification", those still under review. Every published rule carries the literal quote from the official document, the page number and a link to the source. Summaries and status labels are reading aids: if there is any difference, the text published in the official bulletin or by the approving body prevails.

When we cannot determine the status of a municipality, we show it as unknown and explain why, instead of guessing. Quotes are always shown in Spanish; on the English pages summaries are machine translations and are labelled as such.

4. Sources and verification

We check the official bulletins and municipal websites every day. New documents are analysed with automated tools and stay drafts until a person checks the quote, the page and the dates against the original document. The statuses we show are computed automatically from the official documents and some are still being reviewed: on each municipality page, the rules not yet reviewed are marked "Pending verification", may contain errors and must not be relied on for any decision. Every page states when it was last verified and when its sources were last checked.

6. Error reports

Every rule and every municipality page has a form to report an error. It asks only for the type of error and a free text of up to 1,000 characters; it asks for no name or email address. A person reviews every report. If the error is confirmed, the correction appears on the municipality page and in its change history. We do not reply to reports because we keep no contact details. What exactly is stored is explained in the privacy policy.

7. Liability

Localex does not give legal advice and does not replace consulting a professional or the competent authority. We try to keep the information complete and up to date, but we cannot guarantee it: a rule may be published, changed or annulled between two checks. Before taking any decision, such as buying, registering or operating a holiday rental, check the linked official document.
